Residential rental property owners and property management companies (PMCs) with questions about transaction privilege tax (TPT) filing and paying in Arizona can turn to dedicated resources through the Arizona Department of Revenue (ADOR).
ADOR’s dedicated hotline of (602) 716-RENT (7368) and dedicated email addresses for residential rental property owners and property management companies are available to assist with any questions regarding TPT.
Every residential rental property owner is required to obtain a city transaction privilege tax license from ADOR for each location where residential rental income is taxable. Residential rental is city TPT collected by the state, but the activity is not taxed at the state level. To determine if a city tax license is required, taxpayers can use the Residential Rental Licensing Matrix.
It is important to note, emailing or sending documents without payment generates a bill. ADOR recommends sending forms with all applicable fees/payments. Please allow five business days for the department to respond due to a high volume of incoming inquiries.

NOTE: San Tan Valley does not have a rental tax for residential or commercial properties. Many properties located in San Tan Valley are mislabeled as being in Florence or Queen Creek, towns that do have rental taxes.
